So, first off, let’s take a look at total home sales not just in Waldorf MD but in the country, they are in the thousands. Now, remember. Everyone said that coming into this year that the tax reform was going to kill people’s desires to purchase homes in Maryland and even Waldorf MD. There was all sorts of projections. Armageddon was going to come upon us. No one wanted to buy a house in Southern Maryland or the Waldorf MD area. There was no need because there’s no longer the tax savings we used to have. People that were buying houses at the upper end, such as New Luxury home built by Caruso Homes, were no longer going to buy houses because of the SALT adjustments, all right, but ladies and gentlemen, let’s take a look at the real numbers and there are enough numbers in now. We have the first three months of the year.
Buying a home in Waldorf MD can be seen in the numbers well we have the first quarter in and total home sales for Waldorf MD, though month by month, a little up, a little down, but overall, they’re about equal where they were last year. There’s no major dive and the only reason they’re not well above last year has got nothing to do with the tax situation. It has to do with there’s not enough inventory out there. The market is hot in Southern Maryland. Whether you are building a New Construction home from Caruso Homes or buying a resale in Waldorf MD. All we need is inventory and we’ll blow numbers away. I’m not sure we’re going to get that inventory in time to blow numbers away this year. We’re going to finish up probably where we finished up last year. But some of us had really good years last year and some of the competition we had last year is going to melt away. So, let’s not think that the tax situation killed the market. As a matter of fact, let’s take a look at the percent change in sales year over year in the upper end by price point. Between $500,000 and $750,000, those houses are not down. Sales are up 4.5 percent. Our luxury homes for sale between 750 and a million, they’re up 15 percent. Take a look at our homes Caruso Homes has in Woods of Woodmore, It would be over a million. They’re up 17 percent.
So, let’s not talk about the fact that, well, you know, the state and local tax reform capping it at 10,000 is going to kill the market. Well, that’s not happening. I get that people projected that that was going to happen, but it’s not happening (laughter) and if we look at Waldorf MD buyer traffic, it didn’t wane as the tax bill was sent out. The amount of Southern Maryland Buyers has increased. If we look at the buyer traffic from January, February, and March of this year, we can see it increased and if we look at it compared to last year, every one of those months is higher than it was last year. So, people were saying that, you know, it was going to really put a real clamp down on buying, that going into the spring market, it was going to be the same and in a way, they were right. It’s not the same as it usually is. It was much better. Remember there were even those experts that said, well, you know, with the clamp down, you know, people are not going to really want to buy a house because they don’t get that, you know, mortgage interest deduction and you know, maybe home ownership is going to fall to 50 percent. Well, they were wrong about that, too. As a matter of fact, the first quarter numbers show for the first time in a long time, home ownership went up pretty dramatically in Waldorf MD.

Real Estate Market Report July. With the July 2019 Monthly Market Report lets jump right into the news. As usual in July, we give you a pricing update that’s our quarterly pricing update. And we want to start with the FHFA Actual Year-Over-Year price change in regard to individual markets, okay. So, what we can see here, individual regions.
